Jordan could see his townhomes being snapped up by young, single professionals like himself, given their location. But he and Nadine Meyer — the Dave Perry-Miller Real Estate agent who’s marketing the townhomes for $749,000 apiece — agree that they’ll be even more attractive to retirees looking to downsize.
“There’s such a void for two-story, empty-nester properties with a yard that’s built to a higher standard,” Meyer said.
“Our target customer is used to higher standards,” Jordan added.
The kitchens and bathrooms will feature Valcucine cabinets. Each unit’s double refrigerator will be manufactured by Leibherr, and other appliances will come from Miele. The ceilings will be 10 feet high, and the windows are being custom made by Glasshouse.
Each 2,606-square-foot townhome’s first floor will include — from front to back — a study, a living room, a half-bath, a dining room, and a kitchen. There will be a courtyard between the living and dining rooms, and the placement of the windows will create a very open feel, allowing you to see the backyard from the front door and vice versa. The backyard will be large enough to add a pool. A covered walkway will lead to the rear-entry garage, which will be camouflaged by landscaping. The flooring downstairs will be predominately polished concrete.
A set of steel floating stairs will carry you to the second floor, where you’ll find three large bedrooms and two full bathrooms. The master suite, which will have his-and-hers closets, is at the back of the house. There will be a double vanity in the master bathroom, and glass doors will enclose the rain shower and the water closet. The other two bedrooms will be connected by a Jack-and-Jill bathroom, and the utility room will also sit between them. The flooring upstairs will be predominately hardwoods.
The neighborhood north of Henderson and west of Greenville is abuzz with activity right now. Jordan said empty lots that were available for $160,000 just a couple of years ago are going for $250,000 today, and values are only going to increase. Given the demand in the neighborhood, he expects to sell his townhomes before they’re completed.
“In this neighborhood, with this standard of quality, $749,000 is a steal,” he said.
